My lawn looks awful. Do you offer a way to enhance or replace it in my property photos?
Absolutely! We provide an optional add-on service for grass enhancement and lawn replacement. For just $15 per property, we’ll digitally transform your lawn, making it look lush and vibrant—no matter its current state. This approach helps us keep our standard packages affordable while still offering a powerful curb-appeal upgrade for those who need it.
Pricing is based on square footage. Do basements count towards square footage?
Only the finished portions of basements count towards the total square footage. Please note that we provide a detailed floor plan with measurements for every property. For example, if a property is quoted as 2,400 square feet during scheduling but the floor plan reveals it is over 3,000 square feet with the finished portion of the basement, you will be responsible for any additional cost. Unfinished sections do not count towards the total square footage.
Do you offer Zillow Showcase / ShowingTime Plus Photography Services?
Yes. We are able to handle ALL Zillow Showcase / ShowingTime Plus photographer requirements for your listings.
Our "Essentials Package" includes Interior and Exterior Photography, a Zillow 3D Virtual Tour and a 2D Property Floor Plan, which is perfect for Zillow Showcase and ShowingTime Plus Listings.
Does someone need to be present during the photo shoot?
It's not necessary for anyone to be present IF there is a way to gain access into the property. We can gain access using either a numeric code lockbox or a SUPRA lockbox, with prior consent from the homeowner or real estate agent.
Is it permissible for the agent or homeowners to stay during the shoot?
The agent and homeowner are allowed to be home for the shoot. We advise that you stay out of the immediate area in order for us to work efficiently and take the best photos, videos and 3D tours possible
What steps can I take to ensure the property is ready for photos?
You can prepare your property by removing all personal belongings, cleaning the home prior to our arrival, and removing unnecessary clutter. You'll find a comprehensive Preparation Guide on our website. All staging should be complete prior to our arrival.

What is the difference between your human-curated Virtual Staging and AI Virtual Staging?
Our human-curated Virtual Staging ( $16/photo ) is done by professional designers who handpick and place each furniture item for a cohesive look across multiple photos or angles. AI Virtual Staging ( $5/photo ), on the other hand, uses software to generate furnishings automatically. While AI is more cost-effective, it can’t guarantee consistent furniture in different angles of the same room, as the technology currently lacks that functionality.

How long does it take to receive my virtually staged photos?
For our human-curated Virtual Staging, turnaround is typically 1–2 business days per batch of photos. AI Virtual Staging can be a bit faster, often within 24 hours, although timelines may vary depending on the volume of your order.
Is there a minimum number of photos required for AI Virtual Staging?
Answer: Yes, we require a minimum of five photos to be submitted for AI Virtual Staging. This ensures we can efficiently process your request and deliver consistent results across your chosen images.
Do you offer revisions if I’m not satisfied with the staged images?
Answer: Yes, we offer revisions for both services. However, because AI Virtual Staging is automated, the scope of changes is more limited compared to the manual tweaks we can make in human-curated Virtual Staging. Please contact us if you have concerns, and we’ll do our best to accommodate your needs.
Is shifting furniture during the session allowed?
We ask that the property be prepared for photography before our arrival. Rearranging furniture during the session can be inefficient and may cause delays, especially if multiple services (such as photos and 360° tours) are scheduled. While minor adjustments are acceptable, if extensive rearrangements cause the photographer to be delayed by more than 15 minutes, an additional charge of $25 will be added to your invoice.
The photographer is here and we are not ready for photos. Now What?
If the property is not photograph ready upon arrival or accessible by the photographer, the following policies apply:
A $25 fee will be added to the total cost of service if the photographer is delayed by 15 minutes.
For every additional 15 minutes of delay, an additional $25 fee will be applied.
If more than 20 minutes of cleaning/staging is required, the appointment may need to be canceled or rescheduled.
In such cases, the following fees will apply:
$50 cancellation fee + any applicable travel fee
What's the lead time for booking a photography session?
We try to accommodate last-minute/same-day bookings as best as we can. It is best to schedule a few days in advance, if possible.
What if the house is empty?
An unfurnished house can still be photographed. We recommend considering staging key areas or opting for our virtual staging services to enhance appeal. Our virtual staging options include a variety of styles for just $25 per image.
Do you handle MLS uploads?
We provide you with the images and virtual tour links through email, but uploading anything to the MLS or Zillow is the owner/realtor’s responsibility.
Who retains the rights to the photographs?
All images and media produced remain the property of Pick Three Photography. Purchasing our services grants you the license to use these images for marketing purposes. Redistribution or alteration without prior consent is prohibited.
Delivery Timelines:
All materials, including photos, videos, floor plans, virtual tours and virtual staging are typically delivered within 24 hours. Sometimes, the floor plan can take up to 36 hours to process. We will inform you of any delays.
Cancellation Policy:
Please notify us at least 24 hours in advance if you need to cancel or reschedule to avoid a fee.
If we are not given prior notice and are unable to access the property OR if the property is not ready for photographs and needs to be cancelled, there will be a cancellation fee of $50 + travel fee (if the photographer has already driven to the location).
Adverse Weather Procedures:
Typically, we like to ensure the weather forecast looks good prior to confirming the day/time of your photoshoot. Interior shots are not affected by weather. In the case of sudden severe weather, we can reschedule exteriors at no additional cost.
Commercial Real Estate Photography:
Yes, we offer services for commercial properties. Please contact us for a quote.
Payment Instructions:
Payment is due within 24 hours after delivery via an emailed invoice. We accept major credit cards, checks or cash (on-site only). Receipts/Invoices will be emailed to you.
